Our Simple Buying Process

Our simple buying process makes buying a new home with us as stress-free and as much of a pleasure as possible. This outline will help you understand the main parts of our buying process.

From reservation to moving in

Finding the Perfect House

We know that buying a house is one of the biggest decisions you will ever make and we take our responsibilities to our buyers very seriously. We aim to support you the whole way through and it’s very important to us that your experience of our buying process is simple, enjoyable and stress-free. We work with trusted local estate agents who market our homes on our behalf, and we support them during the marketing process with all the information you need. We are also very happy to meet with interested buyers who are seriously considering purchasing a home from us.

Timing is Everything

In order to ensure that the process of buying your new home runs smoothly, it's very important to be as organised as you can. Talk to a mortgage adviser or your current provider early on to ensure your finances are in order and you can pay the reservation fee at the right time; if you don't already have a solicitor, find one now who deals with domestic conveyancing (the legal process of buying and selling houses); and it's never too early to make enquiries with removal companies so you aren't left high and dry when the time comes.

Making a Reservation

If you wish to reserve one of our properties, we will agree a fully refundable reservation fee, according to government guidelines. Once we have received this fee, we will take the property off the market for a period of 28 days, during which contracts will be prepared by our solicitors. 

Exchange of Contracts

As long as contracts have been received during this period, the property will remain off the market for a further 28 days, during which time all the legal work will be completed, contracts will be exchanged by our solicitors and we will agree a completion date for the build. Because of the variable British weather, occasional difficulties with supply of materials and other factors beyond our control, this date is our best estimate and may be subject to change.

We will let you have regular updates throughout the process as to how the build is progressing and will let you know if there are likely to be any significant delays to the build completion date. We do offer the opportunity for site visits during the build process, but these must be arranged through the selling agent and approved by us.

Completion Day

Once the sale of your new house has been completed, funds transferred and  everything finalised, we hand over the keys, the buying process is complete and you take possession of the property and it's time to move in!

Handover and Moving In

When completion has taken place, one of our team will arrange a visit to go through your Homeowner's Pack with you. They will demonstrate the appliances and features and run through with you the important systems, such as heating and security; they will also be able to answer any questions you may have. The Homeowner's Pack contains all the instruction manuals, certificates and documents, including our After-Sales Policy, that you will need as you get used to life in your new home.
We placed an offer on our house at a very early stage of the build. Greg was extremely helpful throughout the building process and kept us informed at every stage, and where it was possible we were offered choices of internal finishes. We are extremely pleased with our purchase.
